AC mold from leak returning; DIY or call professional?« Back to Previous Page
|
The AC unit in our bedroom in Jumeirah has been leaking a little water onto the carpet for the last couple of weeks, and now I'm seeing a small black patch of what looks like mold starting to form on the base of the wall. I wipe it with bleach but it comes back. Is this something I can tackle myself with a proper cleaner, or is it time to call in a professional to check inside the AC and the wall?

Based on your description of a recurring leak from an AC unit in Jumeirah and the persistent mold growth, this is a situation that requires professional intervention. Here’s why.
The visible black patch on the wall base is a major red flag. Mold you can see is often just the "fruit" of a larger colony. The real problem is likely hidden inside your wall cavity and, critically, within the AC unit's drip pan and ductwork. The continuous moisture from the leak has created a perfect breeding ground. Wiping the surface with bleach is a temporary fix; it may kill surface spores but it does not address the moisture source or the root colony embedded in the porous materials. This is why it keeps coming back. In the UAE's high-humidity climate, this situation can escalate rapidly. A professional inspection is absolutely necessary for two key reasons. First, our certified technicians use specialized equipment like moisture meters and borescopes to assess the full extent of the water damage and mold growth inside the wall and the AC system, which is impossible to do yourself. Second, proper remediation in a case like this involves containing the area, safely removing contaminated porous materials (like that section of carpet and potentially drywall), and employing industrial-grade HEPA filtration and antimicrobial agents to ensure the mold is eradicated at its source. Furthermore, addressing the root cause is paramount. The AC unit itself must be inspected and serviced to stop the leak permanently, as per Dubai Municipality's health and safety standards for HVAC systems. Given the potential health risks and for property damage, I strongly recommend against a DIY approach. Please call our team for a comprehensive inspection and quote.
