AC mold in Dubai villa: DIY or hire a professional?« Back to Previous Page
|
The AC in our villa in Jumeirah Park has been leaking a bit, and now I’ve spotted a small patch of black mold in the corner of the master bedroom closet. It’s been there for maybe a couple of weeks since we first noticed the leak. I’m worried it might spread, but I don't know if it's worth the hassle and cost of calling a professional for something that seems small. Is this something I can handle myself with bleach, or should I just hire a mold remediation company here in Dubai?

Hey there, Jumeirah Park resident. This is a very common issue we see here in Dubai, especially with the high humidity and AC units working overtime. That black patch you're seeing is likely Stachybotrys chartarum or Aspergillus niger, two common types here that thrive in the constant dampness from AC leaks.
While it might look small, here’s why DIY with bleach is a bad idea. First, bleach is mostly water. It might lighten the stain on the surface, but it doesn't kill the root structure (the hyphae) penetrating the drywall or closet backing. It actually feeds the mold moisture, causing it to grow back worse and hidden from view. Second, scrubbing it disturbs the colony, releasing millions of microscopic spores into your bedroom air, which you and your family will inhale, potentially causing respiratory issues and allergic reactions. In the UAE, villa construction often uses drywall, which acts like a sponge. The moisture from that leak has likely wicked up the wall cavity far beyond the visible spot. What you see is just the tip of the iceberg. For a situation involving an AC leak and structural materials, a professional inspection is absolutely recommended. We use moisture meters and thermal imaging cameras to map the full extent of the water damage and spore penetration behind the walls. Proper remediation involves isolating the area, using HEPA filtration to capture airborne spores, and applying EPA-approved antimicrobials that actually eliminate the mold, not just bleach it. For a proper assessment and to prevent it from spreading through your HVAC system, it's best to get it professionally checked.
