Am I responsible for removing black mold or my landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading in the corner of our master bedroom closet, which is on an exterior wall. The AC is always running but the room still feels a bit damp. With all the humidity lately, it's gotten worse. Am I responsible for cleaning this myself, or is this something I need to get my landlord to fix?

Based on UAE tenancy law, specifically Law No. (26) of 2007, the responsibility for structural repairs and issues related to the building's envelope, such as a leaking exterior wall, falls upon the landlord. The presence of persistent black mold on an exterior wall corner strongly suggests an underlying moisture intrusion problem, likely from a seepage issue or a thermal bridge causing condensation within the wall cavity. This is not merely a surface cleaning matter.

Given Dubai's high humidity levels and constant AC operation, which can create significant temperature differentials, condensation within walls is a common failure point. Attempting to clean the visible mold yourself is a temporary and ineffective solution, as the hidden moisture source will cause it to return. Furthermore, improper cleaning can aerosolize toxic mycotoxins from Stachybotrys chartarum (black mold), posing a serious health risk.

Your first step is to formally notify your landlord in writing about the issue, as they are obligated to address the root cause. We strongly recommend you insist on a professional mold inspection. A certified inspector will use tools like thermal imaging cameras and moisture meters to identify the exact source of the water intrusion and take air and surface samples to determine the species and concentration of mold, which is critical for planning the correct remediation protocol.
