Our villa in Al Barsha has these small cracks appearing around the window frames in the living room. I’m worried they might get worse, especially with the summer heat coming, but I don’t know if this is something I can just patch up myself or if it requires a more serious structural repair that needs a permit. What are the Dubai Municipality rules for minor external wall repairs, and is it worth hiring a contractor just to get the proper approvals?

From a technical standpoint, the key is diagnosing the type of crack. Hairline cracks (less than 2-3mm wide) that follow the line of the frame are typically superficial, caused by the different expansion rates of the concrete/blockwork and the window aluminum. These are generally a cosmetic issue. However, if the cracks are wider, are spreading diagonally away from the corner of the window, or you notice corresponding cracks on the interior, this could indicate minor settlement or movement that needs a professional assessment.
