From a technical standpoint, the key is diagnosing the type of crack. Hairline cracks (less than 2-3mm wide) that follow the line of the frame are typically superficial, caused by the different expansion rates of the concrete/blockwork and the window aluminum. These are generally a cosmetic issue. However, if the cracks are wider, are spreading diagonally away from the corner of the window, or you notice corresponding cracks on the interior, this could indicate minor settlement or movement that needs a professional assessment.

Regarding Dubai Municipality rules: Any repair that is purely cosmetic (filling and painting hairline cracks) does not require a permit. BUT, if the investigation determines the cause is structural—meaning you need to do any concrete work, underpinning, or significant stucco removal—then you absolutely must engage a DM-approved contractor to obtain the necessary permits. Working without a permit on structural elements can lead to significant fines.
