As tenant, is closet mold my responsibility or landlord's?« Back to Previous Page

We’ve been in our Jumeirah Village Triangle apartment for two years, but since the humidity spiked a couple of months ago, I’ve started seeing these small black speckles in the corner of our bedroom closet where we store our winter clothes. The AC is always on, but there's a constant damp, earthy smell in that room that I can't get rid of. Is this definitely mold, and as a tenant, am I responsible for dealing with it or should I contact my landlord first?

Based on the signs you've described – the black speckles and persistent damp, earthy smell following a humidity spike – there is a very high probability this is active mold growth. In the UAE's climate, closets on exterior walls are prime locations for condensation and subsequent mold, especially when storing hygroscopic materials like winter clothing.

Regarding responsibility, the Dubai Rental Law (Law No. 26 of 2007) generally places the obligation for major maintenance and structural issues on the landlord. This includes problems with the building envelope (like leaks) or the central AC system if it's not effectively controlling humidity and leading to condensation. As a tenant, you are typically responsible for minor maintenance and ensuring the property is properly ventilated.

Your first step is to formally notify your landlord or property management company in writing, detailing the issue and including photographs. This officially documents the problem and starts the process. Do not attempt to remediate it yourself with bleach, as this can aggravate the problem and is ineffective on porous materials.

Given the visible growth and odour, I strongly recommend a professional inspection. Our certified technicians can conduct air and surface sampling to identify the spore types and concentration levels, which is crucial for determining the source and scope of the required remediation. This professional report will also be essential documentation for your landlord.
