Black mold in bathroom grout: handle myself or call management?« Back to Previous Page

We've lived here for 2 years and just noticed black spots spreading in the grout between the tiles in our master bathroom. It's especially bad in the corner behind the toilet where it's always a bit damp. I'm worried it's making my allergies worse. What's the most effective way to get rid of this for good, and should I be calling my building management first or just handle it myself?

Good question. This is a very common issue here in Dubai due to our high humidity levels, especially in bathrooms with poor ventilation. The black spots you're describing in the damp grout are almost certainly mold, and your allergy concerns are valid.

First, you must inform your building management or landlord in writing. Under Dubai's rental laws (Law No. 26 of 2007), the landlord is typically responsible for addressing structural issues and problems related to dampness and water infiltration that lead to mold. This creates a paper trail and ensures they are aware of a potential underlying issue, like a hidden leak behind that wall, which is beyond a simple surface cleaning.

For a small, surface-level area, you can try a DIY approach. Wear a mask and gloves. Scrub the grout with a stiff brush and a solution of white vinegar or a dedicated grout cleaner. However, this often only removes the visible spores temporarily. If the mold returns quickly—which it likely will if there's persistent moisture—or if the area is larger than a square foot, this is a sign of a deeper problem.

The fact that it's spreading and affecting your health means you need a professional assessment. We use moisture meters and thermal imaging cameras to find the source of the dampness, whether it's condensation, a leaking pipe, or failed waterproofing. Simply cleaning it won't solve the root cause.

For a proper inspection and remediation plan to solve this for good, it's best to call in experts. You can reach our certified team at 800-MOLDS (800-66537) or email hello@saniservice.com for a consultation. We'll provide a report you can also share with your building management to expedite the necessary repairs.
