Can I clean AC mold myself or call a professional?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a bit onto the wall in the living room, and now I’m seeing these black speckles spreading near the vent. We’ve lived here for 2 years and just noticed it, but the humidity lately has been brutal. Is this something I can clean myself with bleach or do I need to call a professional company to check for damage inside the wall?

Based on your description of the AC leak and visible black speckles spreading near the vent, this is a classic scenario we encounter in Dubai villas, especially during periods of high humidity. The leak has created a persistent moisture source, which is the primary catalyst for mold growth.

While a small, surface-level patch might be tempting to tackle with a bleach solution, I strongly advise against it for several reasons. First, bleach is ineffective on porous materials like drywall and grout; it only bleaches the surface mold while the roots remain. More critically, the visible speckles are likely just the "bloom" of a larger colony. The real problem is almost certainly inside the wall cavity and potentially within the AC unit's drip pan and ductwork, which you cannot access or properly assess without specialized tools like borescopes and moisture meters.

DIY cleaning can agitate the spores, causing them to become airborne and spread throughout your home, exacerbating the issue and potentially causing health concerns. Furthermore, UAE regulations and building codes emphasize proper remediation to prevent cross-contamination and ensure occupant safety.

Given the spread you've described and the duration of the leak, a professional inspection is not just recommended, it's essential. We would need to identify the full extent of the damage, locate the source of the moisture within the AC system, and develop a protocol for safe remediation and repair.
