Can I clean AC mold myself or need a pro?« Back to Previous Page

Our AC unit in the bedroom closet has been leaking a bit for the last couple of weeks, and now I'm seeing a patch of black mold on the back wall behind it. It's about the size of a dinner plate and has a really damp, earthy smell. Is this something I can clean with vinegar myself, or is this a job for a professional cleaning company because of the AC involvement?

Based on the description of a persistent leak, a dinner-plate-sized growth, and a distinct earthy odor, this is unequivocally a job for a professional remediation company and not a DIY project with vinegar.

The core issue is not the visible mold but the ongoing water intrusion from the AC unit. In Dubai's high-humidity climate, this constant moisture will have likely caused significant hidden damage. The wall cavity behind the unit is almost certainly saturated, and mold spores have penetrated the drywall and insulation. Surface cleaning will only remove the aesthetic tip of the iceberg, while the root colony continues to grow unseen, compromising your indoor air quality and the structural integrity of the building materials.

Furthermore, addressing the AC leak requires a certified HVAC technician to diagnose and repair the issue—be it a clogged condensate drain line, a faulty pump, or improper insulation. Attempting to clean without first stopping the moisture source is a temporary and ineffective solution.

UAE regulations and best practices, particularly for multi-tenant buildings, often require professional assessment and remediation to ensure the problem is fully resolved and does not affect other units. Our certified inspectors use moisture meters, thermal imaging cameras, and air quality tests to determine the full extent of the contamination before a controlled remediation process begins.

For a situation of this severity involving an HVAC system, I strongly recommend a professional inspection. Please call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment and a certified solution.
