Can I clean AC mold myself or need a pro?« Back to Previous Page

The AC in our bedroom has been leaking a bit for the last few weeks and I just pulled back the corner of the carpet and found a small patch of black, fuzzy mold on the concrete underneath. I’m worried it’s spread further than I can see. Is this something I can clean with vinegar myself, or do I need to call a professional company to deal with it?

Based on your description, this situation requires a professional assessment and likely remediation. The discovery of black mold on concrete beneath a leaking AC unit is a significant red flag. In Dubai's climate, with high year-round humidity and constant AC operation, a small visible patch is often just the tip of the iceberg. Moisture from the leak wicks through concrete, allowing mold to proliferate unseen within the slab and potentially behind baseboards or wall cavities.

While surface mold on non-porous materials can sometimes be addressed with a vinegar solution, this is not applicable here. Concrete is highly porous, meaning the mold roots (hyphae) penetrate deep into the material. Surface cleaning will remove the visible growth but leave the root structure intact, leading to rapid regrowth. Furthermore, disturbing the mold by cleaning can aerosolize spores, spreading the contamination to other areas of your home.

The leaking AC unit itself is also a major concern. The internal drip pan, cooling coils, and ductwork likely harbor extensive microbial growth, which is then being circulated throughout your bedroom air. DIY cleaning of AC internal components is not advised and can damage sensitive parts.

Under UAE regulations, proper mold remediation involves containment of the affected area, use of HEPA filtration devices to capture spores, professional-grade antimicrobial agents, and specialized techniques to dry the concrete slab completely. Given the health risks associated with airborne mold spores and the complexity of the source (the AC system), we strongly recommend a professional inspection.

Our certified inspectors at Saniservice use moisture meters, thermal imaging, and air quality tests to determine the full extent of the contamination. We can then provide a safe, effective remediation plan. For a thorough assessment, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
