Can I clean AC mold myself or need a professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the wall behind it, and now I'm seeing these black fuzzy spots spreading out from the unit. It's been getting worse over the last couple of weeks, especially with the humidity. Is this something I can clean myself with bleach and a mask, or do I absolutely need to call a professional company to handle it?

Based on the symptoms you've described—a leaking AC unit in JVC, visible black fuzzy growth spreading on the wall, and worsening with humidity—this is a serious situation that absolutely requires professional intervention. Do not attempt to clean this yourself with bleach.

In the UAE's climate, AC units are a primary source of condensation and mold proliferation. The water leak indicates a failure in the condensate drainage system, which has created a persistent moisture source. The black spots are likely Stachybotrys chartarum or Aspergillus, both of which are toxigenic molds that can pose significant health risks, especially when disturbed. Bleach is ineffective on porous surfaces like drywall and can actually exacerbate the problem by adding moisture. More critically, DIY cleaning without proper containment, HEPA filtration, and PPE will aerosolize the spores, contaminating your entire apartment and HVAC system, leading to a much larger and more hazardous remediation project.

Dubai Municipality has strict guidelines for microbial remediation to ensure occupant safety and prevent cross-contamination. A certified professional inspection is the critical first step. We use thermal imaging to map the full extent of the moisture intrusion and air/o-surface sampling to identify the species and concentration. The remediation process involves isolating the area with negative air pressure, safely removing and disposing of contaminated porous materials (like the affected drywall), and employing industrial-grade antimicrobials and HEPA scrubbing to decontaminate the area and the AC ductwork.

For a proper assessment and remediation protocol that complies with local regulations, I strongly recommend you contact our team. Call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
