Can I clean AC mold myself or need a professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our third bedroom, and now I’m seeing a few small black patches of what I think is mold along the base of the wall. It’s been getting worse slowly over the last month since the weather got so humid. Is this something I can clean myself with a bleach solution from the supermarket, or is it time to call in a professional?

Based on the description of an AC leak causing persistent moisture and visible black mold growth on the wall base, my professional recommendation is to call in a certified professional for an inspection immediately.

Here’s why: the visible patches are just the surface manifestation. The real concern is the hidden mold growth inside your wall cavity and potentially within the AC unit and its ductwork, fueled by the UAE's high humidity. A simple supermarket bleach solution is ineffective and even dangerous; it only bleaches the surface pigment and does not kill the mold roots (hyphae). More critically, it releases harmful bleach fumes into your air and can react with other chemicals.

In Dubai, proper mold remediation is governed by strict health and safety guidelines. We must identify the moisture source (that AC leak), contain the affected area to prevent cross-contamination, safely remove the contaminated porous materials (like that section of carpet and possibly drywall), and use professional-grade antimicrobials—not bleach—to treat the area. A certified inspector will also conduct air quality testing to determine spore count levels, which is crucial for ensuring the health of your family, as exposure can lead to respiratory issues and allergies.

Attempting a DIY clean on a recurring leak like this will not solve the underlying problem and likely make it worse by disturbing and spreading spores.
