Can I remove black mold myself or need a professional?« Back to Previous Page

The AC in our villa’s guest room has been leaking a bit, and now there's a small patch of black mold on the wall behind the curtain. I tried wiping it with a bleach solution, but the musty smell is still there a week later. Is this something I can tackle myself with a stronger cleaner, or do I need to call in a professional?

Based on your description, this is a classic case of mold resulting from AC condensate water leakage, very common in Dubai's humid climate. While you've attempted a surface clean, the persistence of the musty odor is a major red flag. This indicates that the mold has likely penetrated the porous wall material (gypsum board/plaster) behind the paint.

Using a stronger bleach cleaner is not advised and is actually against UAE best practices for mold remediation. Bleach is ineffective on porous surfaces as it only bleaches the surface pigment without killing the roots (hyphae) deep within. It also introduces excessive moisture, potentially fueling further mold growth. The lingering smell confirms the biological contamination is still active.

For a small, isolated patch, a professional assessment is still strongly recommended. In Dubai, improper handling can violate community/villa regulations if cross-contamination occurs. A certified inspector will use moisture meters and thermal imaging to determine the full extent of the water damage and hidden mold growth within the wall cavity, which is almost certain if the AC has been leaking.

The correct protocol involves isolating the area, safely removing the contaminated section of drywall, HEPA vacuuming, and applying EPA-approved antimicrobial solutions, not bleach. Given the AC is the source, the drain line and drip pan also need inspection and cleaning to prevent immediate recurrence.

For a definitive assessment and to ensure it's done right, I recommend calling in a specialist. Our team can provide a precise evaluation and quote.
