Can I safely clean my AC's moldy drip pan myself?« Back to Previous Page
|
My kids have been coughing and I suspect it's from the AC. I just pulled the filter out in our Jumeirah Park villa and the drip pan underneath is full of this nasty black, slimy mold water that's probably been sitting there for months. Is this something I can safely clean myself with bleach or do I absolutely need to call a professional HVAC company to handle it?

Okay, this is a serious situation you've described, and it's very common here in Dubai, especially in villas in areas like Jumeirah Park. That black, slimy substance is a severe microbial biofilm, likely containing Cladosporium, Penicillium, or even the more hazardous Stachybotrys (black mold). The coughing your kids are experiencing is a classic symptom of exposure to the mycotoxins and spores being blown directly into your living space.
While you can attempt a clean yourself, I strongly advise against it for a pan that has been neglected for months. The biofilm is tenacious, and simply pouring bleach into the pan is insufficient and can be dangerous. Bleach is mostly water, which the mold will feed on once the chlorine evaporates, and the fumes can be harmful when circulated by the AC. Furthermore, if the drain line is also clogged with this growth (which it almost certainly is), you're only addressing a fraction of the contamination. The entire internal evaporator coil and ductwork may also be affected. In the UAE, proper remediation of HVAC systems is critical due to the high humidity and constant AC use. Disturbing this mold without proper containment, HEPA vacuuming, and industrial-grade enzymatic biocides will aerosolize a massive amount of spores throughout your home, potentially making the air quality worse. My professional recommendation is to shut that specific AC unit off and call a professional. We need to conduct an inspection, likely with a boroscope, to assess the full extent of the contamination in the coil and ducts. Our remediation process uses specialized EPA-approved biocides and methods to safely eliminate the growth at its source, not just wipe the surface.
