Can I treat extensive AC mold myself or hire a pro?« Back to Previous Page

Our guest room in our villa in Jumeirah 3, which we barely use, felt really damp when we went in there yesterday. I pulled back the corner of the carpet and found a ton of black mold spreading from the wall near the AC unit. It must have been a slow leak for months. Is this something I can treat myself with bleach, or given the size and the AC issue, is it a job for a professional company and what would that likely cost?

Based on your description of a villa in Jumeirah 3 with extensive black mold growth originating from an AC unit and spreading under the carpet, I strongly advise against a DIY treatment. This is a serious situation that requires professional intervention.

The black mold indicates a significant, long-term moisture issue, likely from a slow condensate drain leak within the AC system. The Dubai climate, with its extreme humidity, accelerates mold growth, especially in unused, poorly ventilated rooms where AC cycles are infrequent. Treating the surface with bleach is a common misconception; it only bleaches the visible pigment and does not kill the mold roots (hyphae) nor address the mycotoxins. More critically, it fails to resolve the source: the leaking AC unit.

According to UAE health and safety guidelines, extensive contamination, especially involving HVAC systems and building materials like drywall and carpet, mandates professional remediation. Our protocol involves a full inspection with moisture meters and borescopes to pinpoint the AC leak's exact location, contain the area to prevent cross-contamination, safely remove and dispose of compromised materials, and utilize industrial-grade HEPA filtration and EPA-approved antimicrobials to eradicate the growth. Crucially, the AC system must be inspected, cleaned, and sanitized by a certified HVAC technician to prevent immediate recurrence.

For a room of this nature, remediation costs can vary based on the extent of wall and subfloor damage but typically start from AED 2,500 upwards. This investment ensures the problem is solved at its root, protecting your property's structure and your family's health.

Do not attempt to handle this yourself. For a certified inspection and quotation, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com.
