Does Dubai Municipality regulate AC duct cleaning for mold?« Back to Previous Page

The AC vent in our master bedroom in Jumeirah Park has been blowing out a weird, damp odor for the last couple of months. My husband and I have both been waking up with headaches and a dry cough that goes away once we leave for work. I’ve already cleaned the visible part of the vent, but the smell came back after a few days. Does Dubai Municipality have specific guidelines or a required service we can request from our building management to properly clean the AC ducts and make sure it's not a mold issue?

Based on Dubai Municipality's regulations, particularly the Public Health & Safety Code, building owners and facility management are mandated to maintain HVAC systems to a standard that prevents the proliferation of contaminants, including mold, which can affect indoor air quality. While there isn't a single regulation that exclusively mandates periodic AC duct cleaning, the overarching health and safety requirements implicitly cover it. The Municipality's guidelines stress that systems must be free from obstructions, dirt, and microbial growth to ensure occupant well-being.
The symptoms you describe—headaches, dry cough, and a persistent damp odor—are classic indicators of a contaminated system, likely microbial growth (mold/bacteria) within the ductwork or the AHU (Air Handling Unit) itself. Simply cleaning the visible vent is insufficient, as the contamination is deep within the system. For a proper resolution, you should formally request that your building's FM (Facility Management) company conduct a comprehensive inspection and cleaning. They are obligated to address health-related IAQ complaints. This isn't just a surface clean; it requires specialized equipment like rotary brushes and HEPA vacuum extraction to properly remediate the ducts and coil. Given the persistent nature of your issue, we strongly recommend an independent, professional assessment to document the contamination levels before and after the building management's intervention.
