How do I clean and prevent mold after AC leak?« Back to Previous Page
|
The AC in my bedroom closet has been leaking a little bit for the past couple of weeks, and now I'm starting to see small black spots on the back wall and on some of my shoes. I had the AC guy fix the leak, but I'm worried the mold will just come back. What's the best way to clean this properly and prevent it from happening again now that the leak is fixed?

The black spots you're observing are a direct result of the AC condensate leak, a common issue in Dubai's high-humidity climate. This moisture, combined with organic materials like dust or the leather of your shoes, creates an ideal environment for mold growth. Simply fixing the leak is the first step, but the existing mold colony must be addressed to prevent recurrence and potential health impacts.
For a small, contained area, you can clean non-porous surfaces like the wall with a solution of detergent and water. However, porous materials like textiles or the inside of shoes are extremely difficult to decontamate fully and may need to be discarded. It is critical to wear appropriate PPE—an N95 mask, gloves, and eye protection—during cleaning to avoid inhaling spores or causing cross-contamination. Crucially, cleaning visible growth does not address the hidden moisture that may have wicked into the drywall or subflooring. This residual moisture will almost certainly lead to regrowth. Furthermore, improper cleaning can aerosolize spores, spreading the problem to other areas of your home. Given the persistent humidity and constant AC use in the UAE, a professional assessment is strongly recommended. Our certified inspectors use thermal imaging cameras and moisture meters to identify all areas of hidden dampness that are not visible to the naked eye. We then perform a controlled hygienization process using EPA-approved antimicrobials, followed by recommendations for improving ventilation and humidity control to prevent future issues.
