First, safety is paramount. Put on a simple N95 mask and gloves before you start; you don't want to directly inhale any spores you might disturb.

For the wardrobe: You'll need to move it. Empty it completely first to make it lighter. Enlist help to carefully pull it away from the wall—don’t drag it, as this can damage flooring and kick up dust. Once you have access, use a powerful flashlight. Look for those black speckles, but also for any discoloration, water staining, or a warping of the wall surface or skirting boards. A tell-tale musty odor is also a huge indicator. The back of the furniture itself might also be contaminated.

For a preliminary check on the AC: Remove the vent grille—this is usually done by simply lifting it up or unscrewing a couple of screws. Shine your flashlight inside the ductwork. Look for any visible dust buildup, black or greenish speckling, or a slimy film. A persistent musty smell from the vents when the AC is running is a massive red flag.
