How to clean AC leak mold and prevent it returning?« Back to Previous Page

The AC in my bedroom unit has been leaking a little onto the carpet for a while, and now I'm seeing these small black spots spreading out from the corner near the vent. It's been super humid lately in my Jumeirah apartment, and I'm worried it's the start of a bigger mold problem. What's the best way to clean this up myself and is there a specific type of dehumidifier or something I should run to stop it from coming back?

The black spots you're seeing near the AC vent are a classic indicator of microbial growth, most likely Stachybotrys chartarum (black mold) or Cladosporium, exacerbated by the consistent moisture from the AC condensate leak and Dubai's high ambient humidity. This is a serious concern, as these molds can produce mycotoxins and allergens.

For a small, contained area (less than 1 square meter), you may attempt to clean it yourself. First, ensure you are wearing an N95 mask, nitrile gloves, and eye protection. Isolate the area and turn off the AC to prevent spore dissemination. The carpet and underlying padding are likely compromised. We recommend removing and properly disposing of the wet section of carpet and padding. Hard surfaces can be scrubbed with a solution of detergent and water, followed by disinfecting with a UAE-approved antimicrobial agent like Benefect or a diluted concrobium solution. Avoid using bleach, as it does not address the root cause and can damage materials.

However, a professional inspection is strongly advised. Visible surface growth is often just the tip of the iceberg; the AC drip pan, internal ducts, and subfloor may harbor significant contamination that requires specialized equipment like borescopes and moisture meters to assess. DIY methods rarely address this hidden growth.

To prevent recurrence, the AC leak must be repaired by a certified HVAC technician. For humidity control, use a refrigerant (compressor-based) dehumidifier, as desiccant models are less effective in the UAE's climate. Maintain indoor relative humidity below 60%. Regular AC servicing, including cleaning drip pans and coils, is crucial.
