How to clean and prevent AC mold on walls and shoes?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit, and now I’ve spotted these black speckles on the back wall and on some of my shoes. We just had the unit serviced last month, but the musty smell is still lingering. What’s the best way to clean this off the wall and my belongings to make sure it doesn’t come back and spread?

Thank you for your question. What you are describing is a classic case of microbial growth secondary to an AC condensate leak, a common issue in Dubai's climate where high humidity and year-round AC use create ideal conditions for mold, particularly Stachybotrys chartarum (black mold). The lingering musty odor is a key indicator of an active microbial colony, and simply servicing the AC unit often does not address the resultant contamination.

The black speckles on the wall and shoes are the visible spores. For non-porous surfaces like the closet wall, a solution of detergent and water can remove the surface growth, but this is only a temporary cosmetic fix. The moisture has likely penetrated the gypsum board, requiring professional-grade antimicrobial agents and potentially targeted drying techniques to address the root cause inside the wall cavity. For your shoes, if they are non-porous (e.g., leather, plastic), wiping them down with the same solution may suffice. However, porous materials like fabric or suede can harbor spores deep within and may be very difficult to decontaminate effectively.

Crucially, cleaning the visible growth does not constitute remediation. The underlying moisture issue must be resolved, and the airborne spore count must be assessed to ensure it has not spread to other areas of your bedroom. In the UAE, proper remediation follows strict guidelines to prevent cross-contamination and protect occupant health.

Given the persistent musty smell—a sign of ongoing microbial volatile organic compound (MVOC) production—I strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive assessment, including moisture mapping and air quality testing, to determine the full extent of the contamination and execute a Dubai-mandated remediation protocol.
