The AC unit in our master bedroom in Downtown Dubai has been leaking a bit of water, and now I’m seeing small black spots forming on the wall behind the curtain. It’s been really humid lately and I’m worried it's the start of a mold problem. What’s the best way to clean this myself to stop it from spreading, and who should I call to fix the AC leak for good?

Given the high humidity levels we're experiencing in Dubai right now, that leaking AC unit is a major concern. The black spots you're seeing are almost certainly the beginning of a mold colony, a very common issue here from condensation leaks. Here's what you need to do, but proceed with caution.

First, for a small area, you can attempt to clean it yourself. Wear an N95 mask and gloves! Do not disturb it without protection. Mix a solution of 1 part white vinegar with 4 parts water. Lightly mist the area (do not oversaturate the drywall) and gently wipe with a disposable cloth. Bleach is not recommended as it only removes the color and doesn't kill the roots. However, this is only a surface fix.

The critical part is addressing the source. The AC leak must be fixed by a certified HVAC technician. In Dubai, all AC work should comply with DEWA regulations and be performed by a licensed professional to ensure it's done correctly and safely. A simple drain line flush or clearing a clogged condensate pan might solve it, but it could also be a more serious issue.

Important: If the staining is larger than a square foot, or if you notice a musty odor, this is beyond a DIY clean. Mold spores will have penetrated the wall cavity. Professional inspection and remediation are required to properly contain the area, remove contaminated materials, and ensure it's eradicated.
