How to get Dubai landlord to fix mold quickly?« Back to Previous Page

We've lived here for 2 years and just noticed these weird black speckles appearing on the back of our wardrobe in the master bedroom. It's on the wall facing the outside, and with all the humidity lately, I'm worried it's spreading. What's the fastest way to get our landlord in Dubai to take this seriously and fix it properly?

Based on the UAE Civil Code and Dubai's rental laws, specifically Law No. 26 of 2007, your landlord is legally obligated to provide a habitable property and address any issues that affect the tenant's health and safety, which includes mold remediation.

The fastest way to get action is to follow a formal, documented process. First, immediately notify your landlord in writing (email is best) with clear, time-stamped photographs of the affected area. Clearly state that the mold is a health hazard and is likely due to a structural moisture issue, such as a leak or insufficient insulation on the external wall. Reference your right to a habitable dwelling under UAE tenancy law.

If they are unresponsive or attempt a superficial fix (like just painting over it), escalate by filing a formal complaint with the Rental Dispute Center (RDC) in Dubai. They have the authority to compel the landlord to perform proper repairs. Do not withhold rent, as this can complicate matters.

Crucially, a DIY approach is not advised. The black speckles indicate active growth, and improper handling can aerosolize spores, making the problem worse. The underlying moisture source must be identified and rectified by professionals. We strongly recommend a certified mold inspection to assess the full extent and provide a professional report, which will strengthen your case with the landlord and the RDC.
