How to permanently fix AC leak causing black mold?« Back to Previous Page

The AC in our villa's master bedroom has been leaking a bit, and now we've discovered black mold spreading on the back of the wardrobe that's against the wall. We had it cleaned, but with this humidity, I'm terrified it's just going to come straight back. What is the proper, permanent way to fix this so we can stop worrying about it?

Based on your description, this is a very common and serious issue we handle in Dubai villas. The "cleaning" you did likely only addressed the visible spores, not the root cause, which is why it will return. Here’s the permanent fix protocol.

First, the AC leak must be stopped. This is a job for a certified HVAC technician to identify the source—often a clogged condensate drain line or a faulty drain pan—and repair it. Without this step, any remediation is pointless due to our extreme humidity.

Second, the mold remediation must be professional. The mold on the wardrobe is just the tip of the iceberg; it has almost certainly infiltrated the wall cavity behind it. Our certified process involves:
1. Isolating the area with physical containment to prevent cross-contamination.
2. Removing and properly disposing of the contaminated porous materials (the wardrobe and likely sections of drywall/insulation).
3. HEPA vacuuming and abrasive cleaning of any remaining structural elements.
4. Applying an EPA-approved antimicrobial solution to eliminate residual microscopic spores.
5. Drying the area completely using industrial-grade dehumidifiers to achieve a moisture content below 15%.

Finally, post-remediation verification (PRV) is crucial. We perform air and surface sampling to confirm the spore count is back to safe, background levels, giving you the peace of mind you're looking for.

Attempting this yourself will not solve the hidden problem. For a proper assessment and permanent solution, please call our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com for a detailed inspection and quote.
