How to permanently fix AC mold in my closet?« Back to Previous Page

The AC in my bedroom closet has been leaking a little, and now I’m seeing these black speckles on the wall and a really damp, earthy smell in our clothes. We’re in a villa in Jumeirah and this started a few weeks ago during the really humid period. I’ve wiped it down with vinegar, but I’m worried it’s just going to come back. What’s the most effective, long-term solution to kill this for good and stop it from spreading?

Based on your description of black speckles and a persistent earthy smell emanating from a leaking AC unit in your Jumeirah villa, you are almost certainly dealing with active mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus niger. The humid microclimate created by the AC leak provides the perfect conditions for proliferation. While vinegar can superficially clean some surface spores, it is not an EPA-approved biocide and will not address the root cause or the hyphae (roots) growing within the porous wall material.

The only permanent solution requires a systematic, professional approach. First, the moisture source must be eliminated. This involves a full HVAC inspection by a certified technician to repair the condensate drain line leak and ensure the drip pan is functioning correctly. Second, the affected building materials must be assessed. Porous materials like drywall and insulation, if saturated, often require controlled removal and replacement to prevent regrowth, as mold penetrates deep into their structure.

For remediation, surface cleaning with detergent is insufficient. We utilize industrial-grade HEPA vacuuming followed by application of UAE-approved, non-toxic biocides that are designed to penetrate and neutralize mold colonies at their source. The area must then be sealed with an anti-microbial coating to prevent future growth. Crucially, the high humidity in Dubai’s climate means that simply fixing the leak may not be enough; integrating a dehumidification strategy within the closet space is often necessary for long-term prevention.

Given the health risks associated with toxigenic molds and the technical requirements for proper remediation, I strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive assessment, including moisture mapping and air quality testing, to create a definitive remediation protocol.
