How to permanently fix water seepage and mold on interior wall?« Back to Previous Page

My bedroom wall behind the wardrobe has started getting these black spots, and I’m pretty sure it’s mold from water seepage. We live in a villa in Mirdif, and it’s only on this one interior wall that gets no sun. It got much worse after the heavy dew we had last week. What’s the best permanent solution to fix the seepage and stop the mold from coming back after I clean it?

The issue you're describing is a classic case of condensation-induced mold growth, very common in Dubai villas, especially in areas like Mirdif with high humidity and cool nights leading to heavy dew. The wall behind the wardrobe is a prime location because it's a cold spot with no sunlight and severely restricted air circulation, creating a perfect microenvironment for mold.

The permanent solution is a two-step process: first, address the moisture source, and second, remediate the mold.

1. Moisture Mitigation: Simply cleaning the mold is futile if the moisture remains. You must improve ventilation and reduce humidity. For that interior wall, this is critical. Move the wardrobe at least 2-3 inches away from the wall to allow air to circulate. Consider installing a small dehumidifier in the room or using your AC more consistently to maintain a humidity level below 60%, as per UAE best practices for healthy indoor air. Check the exterior of that wall for any cracks or compromised waterproofing that might be allowing capillary seepage, which dew conditions exacerbate.

2. Mold Remediation: For the existing growth, DIY cleaning with vinegar or diluted bleach is a superficial fix and won't kill the roots (hyphae) deep within the plaster. The wall likely requires professional-grade biocides and sealing to prevent regrowth. The staining indicates significant colonization.

Given the location and description, a professional inspection is strongly recommended. We use thermal imaging cameras to pinpoint exact moisture patterns and moisture meters to quantify the problem, which is crucial for a permanent fix. improper remediation can aerosolize spores and spread the problem.
