How to permanently kill AC mold and stop the leak?« Back to Previous Page

The AC in my bedroom seems to be leaking a bit of water onto the carpet near the wall, and now I’m seeing these small black speckles spreading out from the damp area. I only noticed it a couple of days ago, but with the humidity here, I’m worried it’s going to get out of control fast. What’s the most effective way to kill this mold for good and stop the AC from causing the problem again?

The black speckles you're seeing are a classic indicator of mold growth, primarily caused by the combination of condensate water from your AC unit and Dubai's high ambient humidity. This is a common issue in the region. The most effective approach is a two-part solution: address the moisture source first, then remediate the mold.

Permanently killing the mold starts with stopping the AC leak. This is often due to a clogged condensate drain line or a damaged drain pan. A certified HVAC technician should inspect the unit, clear the blockage with a specialized vacuum, and ensure the drain pan is properly sloped and intact. Without fixing this, any mold remediation will be temporary.

For the mold itself, DIY cleaning with household bleach is not recommended. It is ineffective on porous materials like carpet and can pose health risks. For a small, localized area (less than 1 square meter), you may carefully clean non-porous surfaces with an EPA-approved fungicide. However, given that the mold is on carpet—a porous material—and the potential for hidden growth within the underlay or wall cavity, professional assessment is strongly advised.

Our certified mold inspectors at Saniservice use moisture meters and thermal imaging to identify the full extent of the infestation and the precise source of moisture. Remediation involves isolating the area, HEPA vacuuming, antimicrobial treatment, and safe disposal of contaminated porous materials like carpet sections. We ensure compliance with Dubai Municipality's health and environmental standards.

To prevent recurrence, maintain your AC with quarterly servicing, keep relative humidity below 60% using a dehumidifier if necessary, and ensure good ventilation. For a permanent solution to this common Dubai problem, we recommend a professional inspection. Please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment.
