How to permanently remove and prevent closet mold?« Back to Previous Page

Our master bedroom closet in our Mirdif villa has started to feel damp, and we keep finding black spots on a few leather bags and shoes stored at the back. This started becoming noticeable about a month after the last big rainfall. I’m really worried it’s going to spread to our clothes and cause health issues for my family. What’s the most effective way to completely remove this mold and, more importantly, how can I stop it from coming back for good?

Based on your description of the Mirdif villa and the timing post-rainfall, this is a classic case of mold growth exacerbated by the Dubai climate. The high humidity, combined with potential condensation from year-round AC use and residual moisture intrusion, creates an ideal environment for mold, particularly in enclosed, poorly ventilated spaces like closets.

Permanent removal is not a simple cleaning task. For porous materials like leather goods, improper cleaning can drive spores deeper. The most effective protocol begins with a professional inspection, which is crucial for identifying the exact species (some are more hazardous than others) and, more importantly, the underlying moisture source. In the UAE, remediation must adhere to strict guidelines similar to international standards like the IICRC S520 to ensure spores are not spread to other parts of the home.

The remediation process we employ involves containment of the affected area with physical barriers and negative air pressure, HEPA vacuuming of all surfaces, and the application of EPA-approved antimicrobial agents to eliminate the growth at its root. The contaminated leather items require specialized off-site cleaning. Crucially, the root cause must be addressed. This could involve repairing a minor leak, improving sub-floor ventilation common in villas, or installing a dehumidification system to maintain humidity levels below 50%, countering the external climate.

To prevent recurrence, ensure the AC is regularly serviced and that the closet is not over-packed. Leave space between items and the wall for air circulation. Consider using moisture-absorbing products, but these are only a temporary aid.

For a problem of this nature, a DIY approach risks inadequate removal and further contamination. We strongly recommend a professional assessment. Our certified experts can conduct a thorough inspection, provide a detailed remediation plan, and offer guarantees on the work.
