How to permanently remove and prevent closet mold in Dubai?« Back to Previous Page

My bedroom closet on the exterior wall of our villa in Jumeirah has started getting a black, powdery mold on our shoes and bags. It's gotten much worse since the weather turned humid last month. We run the AC constantly, but it's still a problem in that one corner. What's the most effective way to treat this and prevent it from coming back for good?

Based on your description, this is a classic case of localized mold growth exacerbated by Dubai's high humidity, especially during the summer months. That black, powdery substance is likely Aspergillus or Cladosporium, which thrive in stagnant, humid air. The exterior wall location is a major clue; it could be a thermal bridge where warm, humid outdoor air is condensing on the cooler interior wall surface behind the closet, creating a perfect microclimate for mold, even with the AC running.

For immediate treatment, do not simply wipe it with bleach. This will only remove the surface discoloration, not the root hyphae (the fungal roots), and the spores will quickly return. You need to properly remediate the area. First, isolate the closet and wear an N95 mask. HEPA vacuum all visible spores from the shoes and bags. Then, clean all affected non-porous surfaces (like leather bags, plastic shoe soles) with an EPA-approved fungicidal disinfectant. For porous materials (fabric shoes, canvas bags), professional cleaning or, unfortunately, disposal may be necessary if the growth is extensive.

The critical step is addressing the moisture source. Simply cleaning won't prevent it from coming back "for good." The condensation on that exterior wall is the real issue. You need to improve air circulation and reduce humidity in that enclosed space. Leave the closet doors open for several hours a day and consider installing a small battery-operated dehumidifier or a moisture absorber like DampRid inside the closet. For a more permanent solution, have an AC technician check if your system is properly dehumidifying the air; it may need servicing or a recalibration of the thermostat.

However, given the location on an exterior wall, a professional inspection is strongly recommended. We need to rule out a more serious issue like a hidden plumbing leak within the wall or significant insulation failure, which is common in some villa constructions here. Our certified inspectors use thermal imaging cameras and moisture meters to pinpoint the exact condensation points and moisture levels within the wall cavity itself, which is something you cannot DIY.
