How to prevent musty smell in Jumeirah walk-in closet?« Back to Previous Page

The walk-in closet in our villa in Jumeirah has started to smell really musty, especially when I open the door in the morning. We’ve been here for a year and it only started a couple of months ago after the humidity got really bad. I’ve checked for leaks and there are none, but my clothes are starting to absorb the damp smell. What’s the most effective way to prevent this from happening again, besides just running a dehumidifier all the time?

Good question. This is a very common issue we see in villas across Jumeirah, Palm Jumeirah, and other coastal areas, especially post-humidity spikes. That musty smell is almost certainly microbial volatile organic compounds (MVOCs) from active mold growth, even if you can't see it yet. The high ambient humidity is the primary catalyst, but the closet's conditions are the perfect breeding ground.

First, understand that a dehumidifier is a treatment, not a cure. The goal is to eliminate the conditions that allow the growth in the first place. Here’s a technical breakdown:

1. Airflow Stagnation: Walk-in closets are often dead-end rooms with no air supply or return grilles. Stagnant, humid air gets trapped. Ensure the closet door is left open periodically to allow conditioned air from the main bedroom to circulate. Consider installing a transfer grille in the door or wall to the main room to promote passive airflow.

2. Thermal Bridging & Condensation: External walls in villas can suffer from thermal bridging. The wall behind the shelving might be significantly colder than the room air, causing moisture in the air to condense on the hidden wall surface and inside the wall cavity itself. This hidden dampness is a major culprit. An IR thermal camera during an inspection can identify these cold spots.

3. Moisture Reservoir: Your clothes and any cardboard boxes are hygroscopic materials, absorbing that moisture and holding it, creating a micro-habitat for mold. Remove everything. Wash or professionally clean all fabrics. Replace cardboard storage with plastic sealed containers.

Prevention is about controlling the environment. Besides improving airflow, a small, dedicated desiccant dehumidifier or a Peltier-effect dehumidifier inside the closet is actually a very effective solution for a space that size, as it doesn't require the large temperature differential of a compressor model to work efficiently. Also, ensure your villa's central AC is correctly sized and maintaining a humidity level below 60% RH.

If the smell persists after a thorough cleaning and implementing these measures, the growth is likely hidden within the wall cavity or under the flooring. This requires professional assessment with moisture meters, thermal imaging, and borescope cameras to find the source without destructive investigation.

For a definitive solution and to protect your property, I'd recommend a professional indoor environmental quality inspection. We can identify the exact moisture source and extent of contamination. Call our team at 800-MOLDS (800-66537) or email hello@saniservice.com for a detailed assessment.
