How to professionally clean and prevent AC mold?« Back to Previous Page

My kids have been coughing and I suspect it's because of the AC. I finally pulled the bedroom unit apart and found black, fuzzy patches all over the inside of the vent and around the drip pan. We've lived here for 2 years and just noticed this now. What's the most effective way to get this professionally cleaned and treated so it doesn't come back?

What you're describing is a very common and serious issue here in Dubai. That black, fuzzy growth is almost certainly mold, and the AC unit is a prime breeding ground due to our high humidity and condensation. The persistent coughing in your kids is a major red flag and a classic symptom of exposure to mold spores being circulated by the AC.

For a case like this, a simple cleaning is not enough. The entire system needs to be professionally assessed, remediated, and then protected. Here's the effective process we follow:

First, we conduct a comprehensive inspection, often using a borescope camera to see deep inside the ductwork and evaporator coil that you can't access. This determines the full extent of contamination. The remediation is not a surface wipe-down; it involves containing the area, using HEPA vacuuming to capture all spores, and applying EPA-approved, non-toxic biocides to kill the mold at its root.

To prevent it from returning, the key is addressing the moisture source. We perform a full AC hygienization service, which includes cleaning the condensate drain pan and drain line with an anti-microbial solution to prevent future clogs and biological growth. We also apply a long-lasting inhibitory coating to the coils and interior surfaces.

This is not a DIY job. Disturbing the mold without proper containment will aerosolize the spores throughout your home. Given the health symptoms, professional remediation is strongly advised.
