How to remove and prevent hidden bathroom mold?« Back to Previous Page

The master bathroom in my Jumeirah Park villa has had a persistent damp smell for the last couple of months, even though I run the exhaust fan. I just pulled back the corner of the vinyl flooring and found a small patch of black mold underneath, which explains the musty odor my husband keeps complaining about. What are the specific steps I should take to completely remove this hidden mold and prevent it from coming back, especially in this humidity?

Good day. This is a very common issue we see in villas here in Jumeirah Park and across Dubai. The high ambient humidity, combined with potential construction moisture and micro-leaks, creates a perfect breeding ground for mold under the flooring, which your exhaust fan cannot address. Here's the technical breakdown of the required steps.
First, do not disturb it further. That black patch is the visible fruiting body; the hyphae (root network) will have spread further. Agitating it will release a large number of spores into your indoor air, which is a health risk. Isolate the area if possible. The process for a proper, permanent remediation is as follows: 1. Professional Inspection & Assessment: This is critical. A certified expert needs to conduct a moisture survey using tools like a thermal imaging camera and a deep-wall moisture meter to map the full extent of the moisture intrusion and mold growth. This determines the scope of work. In the UAE, remediation should follow standards like the IICRC S520 for professional mold remediation. 2. Containment & Air Filtration: The area must be sealed with plastic sheeting to create negative air pressure using a HEPA-filtered air scrubber. This prevents cross-contamination to other parts of the villa during the removal process. 3. Removal of Contaminated Materials: The vinyl flooring and the contaminated underlay must be carefully removed and disposed of as hazardous waste. If the concrete screed below is deeply contaminated, it may require specialized abrasive cleaning. 4. Hygienization: All remaining surfaces must be treated with an EPA-approved antimicrobial solution, not just bleach, which only removes the surface color. We use specialized biocides designed to neutralise mycotoxins and prevent regrowth. 5. Drying: Industrial-grade dehumidifiers and air movers are used to bring the concrete sub-floor and walls to an acceptable moisture level (~5% or less). This is the most crucial step to prevent recurrence. 6. Prevention: Finally, identify and fix the source. It could be a leaking pipe under the slab, failed grout allowing water ingress, or simply condensation due to the high humidity. A new moisture barrier may be required before reinstalling flooring. Given that the mold is already hidden and the smell is persistent, this is not a DIY job. improper handling will make the problem worse. I strongly recommend a professional assessment.
