How to remove and prevent mold in a cold closet?« Back to Previous Page

My bedroom closet on the outside wall of my Jumeirah apartment has developed these black fuzzy patches of mold. It's been humid for the last few weeks, and I just noticed it when I was putting away winter clothes. I think it might be because the closet is always cold from the AC duct running behind it. What’s the best way to clean this off and prevent it from coming back without having to leave the closet doors open all the time?

Based on your description, this is a classic case of condensation-induced mold growth, very common here in Dubai due to our high humidity and heavy reliance on AC. The cold surface of the wall behind the closet, caused by the AC duct, is creating a "cold bridge." When the humid air from your room enters the closet and hits this cold surface, the moisture condenses, providing the perfect damp environment for mold, like the black fuzzy patches you're seeing, to thrive.
For removal, DO NOT just wipe it with bleach. This can aggravate the spores and doesn't address the root cause. For a small area, wear an N95 mask and gloves. Use a HEPA vacuum to carefully capture any loose spores from the surface. Then, scrub the area with a dedicated EPA-approved fungicidal cleaner, not a general household product. This is crucial to actually kill the mold, not just bleach it white. Prevention is key. You need to manage the humidity and temperature differential. Leaving the doors open is a temporary fix, but not practical. Your best solutions are: 1. Improve Air Circulation: Install a small, battery-operated dehumidifier or a passive ventilation unit like a PIV (Positive Input Ventilation) system inside the closet itself. This will constantly displace the stagnant, humid air. 2. Insulate the Cold Bridge: This is the most effective long-term fix. A professional can inject low-expansion foam insulation into the cavity around the AC duct. This prevents the wall surface from becoming cold enough for condensation to form. 3. Monitor Humidity: Keep a digital hygrometer in the closet. Your target is to maintain relative humidity below 60% to prevent mold growth. Given that the mold is on an external wall and an AC duct is involved, I strongly recommend a professional inspection. We need to ensure the mold hasn't colonized the wall cavity itself, which is a much larger remediation project. Our certified inspectors use thermal imaging cameras to precisely identify the exact location and extent of the cold bridge and moisture intrusion.
