How to remove mold from AC leak and prevent it?« Back to Previous Page

The AC unit in our villa's kids' bedrooms has been leaking a bit of water onto the carpet for a few days, and now I’m seeing some black spots forming in the corner where they play. With the humidity rising again, I’m really worried about their health. What’s the most effective way to clean this and stop it from coming back for good?

Based on the symptoms you've described, you are dealing with a classic AC condensate leak, which is a very common issue in Dubai's climate. The black spots are almost certainly active mold growth, and it requires immediate and proper action to protect your children's health.

First, address the source. Turn off the AC unit for that zone to stop the water flow. The drain line is likely clogged with algae or dust, a frequent problem here due to the dust and high AC usage. You'll need to clear the condensate drain pipe. For a temporary fix, a wet/dry vacuum can sometimes suck out the clog from the drain line outlet. However, the most effective long-term solution is to have a certified HVAC technician perform a full service, which includes cleaning the drain pan, flushing the line with a biocide (approved for use in UAE systems), and ensuring the unit is properly leveled.

For the carpet, if the moisture has been present for days, the underpad is likely saturated and cannot be properly salvaged. Mold remediation protocol often requires removal and replacement of porous materials like carpet and padding that have been wet for more than 48 hours. For a small area, you can attempt to clean the visible mold on the carpet surface with a solution of detergent and warm water, but NEVER use bleach as it can release harmful fumes and doesn't prevent regrowth. However, this is only a surface fix.

Given that this is in your children's play area, I strongly recommend a professional inspection. We can use moisture meters and thermal imaging to check the extent of the water damage behind walls and under the floor, which is often worse than it appears. Our teams are certified under Dubai Municipality guidelines for safe and effective remediation. We'll contain the area, use HEPA filtration, and apply EPA-approved antimicrobials to ensure the mold is eradicated at its source.

To prevent recurrence, ensure your AC units are serviced at least twice a year, especially before and after the summer. Consider installing a preventative drain line tablet to inhibit algae growth.
