How to remove mold from clothes and prevent its return?« Back to Previous Page

The AC in my bedroom closet has been leaking for a while and now I'm finding black spots on the back of my clothes and shoes. My throat has been feeling scratchy in the mornings and I'm starting to worry it's all connected. I had maintenance fix the leak last week but I'm not sure what to do about the existing mold and how to stop it from coming back. What is the most effective way to clean mold off of fabrics and treat the area in the closet to make sure it's totally gone?

Based on what you've described, this is a classic case of mold growth driven by AC condensate leakage, a very common issue here in Dubai's humid climate. The scratchy throat is a tell-tale sign of mold spore exposure. Simply fixing the leak is the first step, but the existing mold colony needs to be professionally addressed.

For the clothes, do not attempt to brush off the mold dry as this will aerosolize the spores. For washable fabrics, a pre-soak in a solution of white vinegar and hot water can be effective, followed by a hot wash with a quality detergent. For delicate or dry-clean only items, you must consult a professional cleaner experienced with mold remediation – improper cleaning can set the stains and spores permanently.

The closet area itself is the critical part. Surface wiping with a household cleaner is insufficient. The moisture has likely penetrated the walls, ceiling, and even the AC ductwork itself, creating a reservoir of moisture that the mold is feeding on. This requires targeted application of EPA-approved antimicrobial agents to not just clean but remediate the affected porous surfaces. The AC system, especially the drip pan and drain line, must be inspected and hygienized to prevent immediate recurrence.

Given the health symptoms and the extent of the growth you've described, I strongly recommend a professional inspection. We use thermal imaging cameras to identify hidden moisture and air sampling to determine spore count levels, which is crucial for your health. DIY methods often fail to address the root cause, leading to it coming back worse.
