The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’ve spotted black, fuzzy mold along the bottom of the wall behind the bedroom unit. Good question. This is a very common issue in Dubai, especially in areas like JVC where high humidity and AC performance are frequent concerns. That black, fuzzy growth is almost certainly Stachybotrys or Cladosporium, which thrive in the constant dampness from a leaking AC unit.

First, a critical safety warning: Do NOT just wipe it with bleach. This can agitate the spores, releasing them into your air, and bleach only removes the surface color, not the root structure penetrating the porous drywall. For a small patch (less than 1 sq. ft), you can carefully clean it yourself. Wear an N95 mask, gloves, and safety glasses. Isolate the area, and use a dedicated EPA-approved fungicide, not a general cleaner. However, given that the mold is on the wall behind the unit, the internal drip pan and ductwork are likely contaminated, which is a much bigger problem.

The UAE's Civil Defence code and DM guidelines are strict about indoor air quality and microbial contamination in buildings. A professional inspection is strongly advised because we need to:
1. Identify the exact species to understand the health risks.
2. Use moisture meters and thermal imaging to find the full extent of the water damage inside your wall.
