Our ground-floor apartment in Jumeirah 1 had a few inches of water seep in during the last storm, and now the bottom of the drywall in our living room is soft and the wooden skirting boards are warping. We managed to get the standing water out quickly, but the damage is already done. What’s the most effective way to seal the exterior walls and floor to prevent this from happening again before the next rainy season?

Hi there, that's a really common and serious issue we see here in Jumeirah after heavy rainfall. The ground saturation is immense. The soft drywall and warped skirting are clear signs that moisture has wicked up into the building materials, not just surface water. Sealing from the inside is a temporary fix; the real solution requires a multi-pronged exterior approach, and honestly, this is 100% a job for building management and professionals.

First, the building's owner's association needs to address the external water management. They should inspect and clear all perimeter drainage channels to ensure they arent blocked – a huge problem here with sand and debris. The key is applying a penetrating hydrophobic sealant or a cementitious waterproofing slurry coating (like the Sika or BASF products common here) to the exterior foundation walls up to at least 30cm above grade. This creates a permanent barrier. The slab might also need injection grouting at the wall-floor joint if there's a crack.

Internally, once everything is completely dry (we use industrial dehumidifiers and moisture meters to verify this), any compromised drywall and skirting must be removed and replaced. Before installing new boards, a brush-applied epoxy or polyurethane damp-proof membrane should be applied along the base of all affected walls and the floor perimeter. This is a technical process.

Given the potential for mold behind the walls (a major health hazard in our humidify), a professional inspection is critical. We can do a thermal imaging and moisture survey to see the full extent. Don't just patch it up; the next storm will be worse.
