How to treat and fix black mold in Jumeirah villa?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet on the exterior wall. It appeared after that unusually heavy dew we had last week, and I'm worried the humidity is getting trapped inside the wall. What’s the best way to treat this existing patch and, more importantly, who should I call to investigate and fix the root cause to stop it from coming back for good?

Good day. That's a very common issue we see in older villas in Jumeirah, especially after periods of high humidity or unusual weather events like the heavy dew you mentioned. The appearance of black mold on an exterior wall corner is a classic sign of a thermal bridge and potential moisture intrusion, not just surface condensation.

For the existing patch, do not attempt to simply bleach or wipe it. This will only disturb the spores and is ineffective at removing the root structure. For a small area, a solution of distilled white vinegar or a dedicated EPA-approved fungicide can be used on non-porous surfaces, but this is a temporary fix.

The critical step is identifying the root cause. In your case, the exterior wall location is a major red flag. The issue could be a leaking pipe within the wall cavity, a crack in the building envelope, failed grouting or sealant allowing driven rain to penetrate, or insufficient insulation causing condensation on the cold interior surface of the wall (thermal bridging). This requires professional diagnostic equipment like thermal imaging cameras and moisture meters to pinpoint the exact source of moisture behind the wall.

Given the climate in Dubai and the potential for structural issues, this is absolutely a case for professional inspection and remediation. We are regulated by Dubai Municipality guidelines which require proper containment, air scrubbing, and disposal of contaminated materials to prevent cross-contamination. Treating the symptom without fixing the moisture source will guarantee its return, often worse than before.

For a proper investigation and permanent fix to stop it for good, you should call a certified mold inspection and remediation company. We can perform the necessary testing, identify the breach, and provide a scope for the repair.
