How to treat black mold near AC vent in Dubai?« Back to Previous Page

We’ve lived here for 2 years in JVC and just noticed a bunch of black spots spreading from the corner of our bedroom ceiling. It’s right next to the AC vent and the room has felt really damp lately. I’m worried it’s making my allergies act up every night. What’s the best way to get this properly treated here in Dubai without the landlord ignoring the issue?

Based on your description from JVC, you're almost certainly dealing with a classic case of condensation-induced mold growth, which is extremely common here in Dubai due to our high humidity and AC-dependent climate. The location right at the AC vent is a major red flag.

The first and most critical step is to stop all DIY attempts to clean it. Disturbing the mold without proper containment can aerosolize the spores, significantly worsening your allergy symptoms and contaminating other areas of your home. This is a job for professionals.

The black spots indicate active growth, and the damp feeling confirms a persistent moisture issue. The root cause is likely a combination of two things: 1) a potential temperature differential causing condensation inside the ceiling void around the AC ducting, and 2) possible minor water ingress from the building envelope, which is a known issue in some JVC constructions.

Under UAE tenancy law (Law No. 26 of 2007), landlords are obligated to provide a habitable property, and structural issues leading to mold infestation fall under their responsibility. You must formally notify them in writing. However, for your health and to properly document the issue for the landlord, you need a professional inspection and lab report.

We use thermal imaging cameras to pinpoint the exact moisture source and air sampling to identify the spore types and concentration levels. This scientific report is often necessary to get a landlord to act and is crucial for planning the correct remediation protocol, which involves containment, HEPA filtration, and antimicrobial treatment of the area.

For a proper assessment and to get the documentation you need, please call our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a comprehensive report to send to your landlord and ensure the problem is solved correctly, not just cosmetically covered up.
