Is AC leak causing urgent black mold on wall?« Back to Previous Page

Our AC unit in the bedroom has been leaking a bit for the last couple of weeks, and now I’m seeing small black spots forming on the wall behind the curtain. With the humidity lately, it seems to be getting worse quickly. How urgent is it that I get this professionally cleaned, and could it be affecting the structure of the wall already?

Yes, an AC leak causing black spots is an urgent issue that requires immediate professional attention. This is a classic scenario we see daily in Dubai, especially during humid periods.

The black spots are almost certainly mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus, both of which thrive in the constant moisture from a leaking AC unit. The condensate drain line is often the culprit, either clogged or disconnected. The humidity acts as a massive accelerator.

In terms of urgency, this is a high-priority situation. Mold can begin colonizing and spreading within drywall and insulation in as little as 48-72 hours of sustained moisture. It is absolutely compromising the structural integrity of the wall. The gypsum in drywall will soften, lose its structural strength, and the paper backing is a prime food source for mold. Left untreated, this can lead to significant damage requiring wall replacement.

Furthermore, this poses an indoor air quality hazard. Airflow from the AC can aerosolize mold spores, leading to potential respiratory issues, allergies, and other health concerns, particularly for vulnerable individuals.

For a proper resolution, a DIY cleaning is insufficient. The leak must be fixed at its source, and the affected wall material needs professional assessment. We must determine the extent of moisture penetration behind the wall, which often requires moisture meters and thermal imaging. Remediation involves containment, safe removal of contaminated materials, and antimicrobial treatment.
