Our bedroom’s AC unit has been leaking a little bit onto the wall for a couple of months, and now we’ve found a patch of black mold behind the wardrobe. We’ve been in this Jumeirah Village Circle apartment for three years without any issues. As a tenant, am I responsible for cleaning this myself, or is this something I need to report to the landlord to fix properly?

Based on UAE law, specifically Article 17 of Law No. 26 of 2007 (Amended by Law No. 33 of 2008), the responsibility for structural maintenance and repairs falls on the landlord. An AC leak originating from the unit's internal system is considered a structural or maintenance issue with the property itself, not damage caused by tenant misuse. Therefore, the landlord is legally obligated to rectify the leak and the resulting mold damage.
However, as a tenant, you have a duty to report the issue promptly. Since the leak has been ongoing for a couple of months, you should inform the landlord or property management company immediately in writing, detailing the issue and including photographs. Failure to report it in a timely manner could potentially complicate liability. Crucially, do not attempt DIY remediation for this.
