Is black mold in my bathroom the landlord's responsibility?« Back to Previous Page

We've been living in our Jumeirah Village Circle apartment for about a year, but just last week I noticed some black, fuzzy mold spreading in the grout between the wall tiles behind the toilet. It’s definitely getting worse, and I’m worried it’s from a possible leak. As a tenant, am I responsible for cleaning this myself, or is this something the landlord needs to fix?

Based on the location and description, the black, fuzzy growth you're seeing is almost certainly mold, a common issue in Dubai bathrooms due to the high humidity and constant use of air conditioning, which leads to significant condensation. The critical question of liability hinges on the source of the moisture.

Under UAE rental law, the landlord is responsible for the structural integrity of the property. If this mold is a result of a concealed water leak within the wall from a pipe or a faulty seal, the repair and resultant mold remediation are unequivocally the landlord's financial and legal responsibility. This is considered a maintenance issue affecting the property's core structure.

However, if the moisture source is solely due to ambient humidity and condensation from showering without adequate ventilation (e.g., not using the exhaust fan), the tenant is typically responsible for the cleaning and maintenance. Daily surface moisture control is considered part of general tenant upkeep.

Given that the mold is behind the toilet—a potential leak point for the water supply line or wax seal—a professional inspection is strongly recommended. Attempting to clean surface mold without identifying and rectifying an underlying leak is a temporary and ineffective solution. The mold will return, and the hidden leak could cause significant structural damage over time.

For a definitive diagnosis, I advise contacting our team at Saniservice. Our certified inspectors use thermal imaging cameras and moisture meters to pinpoint the exact source of the moisture without invasive demolition. We can provide a detailed report to present to your landlord, clearly outlining the cause and the required remediation steps.
