Is black slime on AC vent mold and what to do?« Back to Previous Page

We've lived here for 2 years and just noticed this slimy black stuff on the grout around our master bedroom AC vent in Jumeirah. The air coming out has felt less cold for a couple of weeks and my wife’s allergies have been going crazy. Is this definitely mold from the chiller and what’s the first thing I should do?

Based on your description, that black slimy substance is almost certainly microbial growth, a common issue we see in Dubai's climate. The combination of high humidity, condensation from the AC unit, and dust/dirt creates an ideal breeding ground for mold and bacteria inside your AC system, specifically in the ductwork and on the cooling coil. This growth then gets blown out and collects around your vents.

The reduced cooling efficiency and your wife's exacerbated allergies are major red flags confirming this is a systemic issue, not just surface dirt. The mold spores and microbial volatile organic compounds (mVOCs) are being circulated throughout your bedroom, impacting air quality and health.

The first thing you should do is stop using that AC unit immediately. Continuing to run it will only spread more contaminants. Do not attempt to clean it with bleach or other DIY solutions, as this can aggravate the spores and cause a larger release.

This is not a surface-level problem. The growth you see is just the "bloom" from a much larger colony residing in the ductwork and, most critically, on the evaporator coil inside the AHU (Air Handling Unit). Proper remediation requires a professional inspection and cleaning of the entire system.

We use specialized tools like borescopes to inspect deep within ducts and EPA-registered biocides specifically designed for HVAC systems to safely eradicate the growth at its source. Given the health symptoms and visible growth, a professional assessment is strongly recommended.
