Is landlord responsible for AC leak and mold in JVC?« Back to Previous Page

The AC in our bedroom has been leaking a bit onto the carpet for a couple of months, and now we've found a big patch of black mold growing behind the headboard. We’re in a rented apartment in Jumeirah Village Circle, and I’m worried about our health and the damage. Is the landlord responsible for the mold remediation and fixing the AC, or is this on me as the tenant?

Based on UAE tenancy law, specifically Law No. (26) of 2007, the landlord is generally responsible for maintaining the structural integrity of the property and its major systems, including the central air conditioning unit. Since the AC leak is the direct cause of the moisture intrusion leading to the mold growth, the remediation of both issues should fall to the landlord. You, as the tenant, are typically responsible for reporting such issues in a timely manner and for any damage resulting from your own negligence.

Given the climate in JVC and across Dubai, where high humidity and year-round AC use create a perfect environment for mold, this is a serious concern. A patch of black mold behind furniture indicates a significant moisture problem that has been ongoing. It is crucial to have a professional inspection immediately to assess the full extent of the contamination, as mold can spread within wall cavities and the AC system itself, posing potential health risks and further property damage.

I strongly recommend you formally notify your landlord or property management company in writing about the issue, including photographs. Request that they arrange for both the repair of the AC unit and a professional mold assessment and remediation by a certified company like Saniservice. Our experts use specialized equipment like thermal imaging and moisture meters to identify the complete scope of the problem and perform a hygienization process that eliminates the mold at its source, ensuring it does not return.
