Is landlord responsible for bathroom mold in rental apartment?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for about a year and just noticed what looks like black mold spreading along the bottom of the bathroom wall behind the toilet. The grout is always damp and the room never seems to dry out properly, even with the exhaust fan running. Since we're tenants, is the landlord responsible for getting this professionally cleaned and fixing the underlying moisture issue, or is this considered our problem to handle with regular cleaning?

In the UAE, particularly in Dubai's high-humidity climate, bathroom mold is a common issue exacerbated by constant air conditioning and condensation. Regarding landlord responsibility, the Dubai Rental Law (Law No. 26 of 2007) generally places the obligation for major maintenance and structural repairs on the landlord. This includes fixing the underlying cause of the mold, such as a hidden water leak from plumbing, faulty waterproofing, or inadequate ventilation systems. The persistent dampness you describe behind the toilet strongly suggests a potential leak from the water supply or waste line, which is unequivocally the landlord's responsibility to investigate and repair.

As a tenant, you are responsible for routine cleaning and maintaining adequate ventilation to prevent ambient humidity from causing mold. However, the extent of the growth you mention, along with constantly damp grout, indicates a problem beyond surface condensation. We strongly recommend you formally notify your landlord or property management company in writing immediately. A professional inspection is crucial to identify the hidden moisture source. Surface cleaning alone will be ineffective and the mold will return until the leak is fixed.

Our company, Saniservice, specializes in such diagnostic investigations. We use moisture meters and thermal imaging cameras to pinpoint the exact source of water intrusion without destructive methods. We can then provide a certified report detailing the cause and the necessary remediation, which you can present to your landlord.
