Is landlord responsible for mold in damp bedroom closet?« Back to Previous Page

Our master bedroom closet in our Marina apartment always feels damp, and I’ve just found a bunch of black fuzzy spots on the back wall and on a couple of our leather bags. We run the AC constantly, but it feels like it might be making it worse. Is this something I should fix myself with bleach, or is my landlord legally responsible for the remediation?

Based on the conditions you've described in your Marina apartment, this is a classic case of condensation-induced mold growth, which is extremely common in Dubai's climate. The constant AC operation can ironically be a primary contributor if the system is not properly balanced. When cold air from the AC meets the warm, humid air infiltrating from outside, it creates condensation on cooler surfaces—like the interior walls of a closet—providing the perfect damp environment for mold, such as the black spots you've found (likely Cladosporium or Stachybotrys).

Regarding liability, the Dubai Rental Law (Law No. 26 of 2007) generally places the responsibility for structural and maintenance issues on the landlord. This includes problems with the building envelope, faulty AC systems that cause humidity imbalance, or pre-existing water intrusion. You must formally notify your landlord in writing of the issue, giving them a reasonable timeframe to address it. They are typically responsible for the remediation of the mold and the repair of the underlying moisture source.

However, I strongly advise against using bleach. It is ineffective on porous surfaces, fails to address the root moisture problem, and its fumes can be hazardous in an enclosed space. DIY attempts can also inadvertently spread spores and exacerbate the problem.

This situation requires a professional inspection. Our certified experts at Saniservice can conduct a comprehensive assessment to identify the precise moisture source—whether it's an AC drip pan leak, negative pressure drawing in humid air, or inadequate insulation—and provide a legally compliant report for your landlord. We perform scientific mold testing and IECC-compliant remediation to ensure the problem is solved permanently.
