Is landlord responsible for mold remediation in Dubai?« Back to Previous Page

My kids have been coughing a lot and I suspect it’s from the black mold I just found behind our bedroom wardrobe in our Jumeirah Village Circle apartment. We’ve lived here for two years and never moved the furniture, but with all the humidity lately, it’s gotten really bad. Who is responsible for handling and paying for the mold remediation, me as the tenant or my landlord?

Based on Dubai's rental law, specifically Law No. 26 of 2007, the responsibility for mold remediation typically falls on the landlord. This law stipulates that the landlord is obligated to maintain the property and carry out necessary repairs to ensure it is habitable. Since the mold behind your wardrobe in JVC is likely a result of a structural or maintenance issue—such as water seepage, poor ventilation, or inadequate insulation—it is the landlord's legal responsibility to address the root cause and fund the remediation.

However, if the mold growth was directly caused by tenant negligence, like failing to use the AC to control humidity or not reporting a water leak in a timely manner, the financial responsibility could shift. Given the high humidity we've been experiencing, this is a very common issue in Dubai apartments.

For a case like yours, especially with health symptoms present, I strongly recommend a professional inspection to determine the exact cause and extent of the contamination. We can provide a certified report that details the source and the required remediation protocol, which is crucial for formally engaging with your landlord.

For immediate advice and to schedule an inspection, please call us at 800-MOLDS or email hello@saniservice.com. It's important to address this properly for your family's health.
