Is landlord responsible for mold remediation in Dubai villa?« Back to Previous Page

My kids have been coughing more than usual, and I finally checked behind the bedroom wardrobe where it’s always a bit damp. I found a patch of black and green spots that seems to be spreading up the wall. We’ve been in this Jumeirah Village Triangle villa for about a year, and I’m worried about their health and the damage. Is this something I need to fix myself, or is my landlord legally responsible for the remediation costs?

Based on the signs you've described – persistent coughing in children and visible black/green microbial growth behind furniture in a damp area – this is a clear indicator of a significant mold issue that requires immediate attention. The dampness is likely due to a persistent humidity or moisture problem, common in JVT villas, perhaps from a small leak, rising damp, or condensation trapped behind the wardrobe.

Regarding responsibility in Dubai, the law generally places the maintenance burden on the landlord, especially for structural issues causing dampness. Your tenancy contract is key; it should outline responsibilities for repairs. Typically, anything related to the building's structure (roof, walls, plumbing leaks) is the landlord's obligation. However, if the moisture problem was caused by tenant negligence (e.g., not using AC, blocking vents), the cost could fall to you.

Given the health symptoms and spread you're seeing, a DIY approach is strongly discouraged. Disturbing the mold can aerosolize spores, worsening the air quality and health risks. This requires professional assessment and remediation.

You should formally notify your landlord/property manager in writing with photos, request a professional mold inspection to identify the moisture source and extent of contamination. For a definitive assessment and legal documentation, I recommend our certified inspectors. We provide a detailed report that can be used to formally request remediation from your landlord.

If they are unresponsive, you can escalate to the Dubai Land Department's Rental Dispute Center.

For immediate advice or to schedule an inspection, please call 800-MOLDS (800-66537) or email hello@saniservice.com. Your children's health is the priority here.
