Is my AC leak causing toxic mold sickness?« Back to Previous Page
|
The AC in my apartment in Jumeirah has been leaking a bit of water onto the carpet for maybe a couple of weeks. Now I’ve started noticing these small black spots forming on the wall behind the unit and my throat has been feeling really scratchy in the mornings. Could this be mold and is it making me sick?

Based on your description, this is a classic case of a microbial contamination event directly linked to an HVAC issue, which is unfortunately very common in the UAE's humid climate.
The water leak from your AC unit in Jumeirah has created the perfect conditions for mold growth: constant moisture from the condensate, organic material in the carpet and drywall, and warmth. The black spots are almost certainly microbial growth, likely Cladosporium or Stachybotrys (often called "black mold"), which thrive in such environments. The scratchy throat you're experiencing in the mornings is a very common symptom of exposure to mold spores and microbial volatile organic compounds (mVOCs) that become airborne from the colony. These irritate the mucous membranes and can trigger allergic reactions or respiratory distress. Under UAE guidelines, specifically the Dubai Municipality Public Health & Safety regulations, persistent moisture intrusion that leads to indoor fungal growth is considered a public health concern that requires remediation. This is not something to ignore. A DIY approach is strongly discouraged. Disturbing the colony without proper containment can aerosolize a massive amount of spores throughout your apartment, worsening your symptoms and the contamination. A professional inspection is critical. We use thermal imaging to find the full extent of moisture saturation, air and surface sampling to identify the species and spore count, and then devise a controlled remediation plan.
