Is my landlord responsible for Jumeirah bedroom mold remediation?« Back to Previous Page

My kids have been coughing for a couple of weeks, and I finally found black mold spreading behind the wardrobe in our master bedroom in Jumeirah. We've lived here for almost a year and it's gotten worse since the humidity spiked. Is this something I need to fix myself, or is my landlord responsible for the remediation and repainting?

Based on UAE Civil Code and the standard rental contract (Ejari), the landlord is typically responsible for the structural integrity and maintenance of the property's main components. This includes the building envelope, which is designed to prevent water intrusion. The black mold you've discovered behind the wardrobe is a direct result of a humidity and/or water ingress issue, which falls under the landlord's obligation to fix.
Given the location in Jumeirah, where high humidity is a known factor, the persistent dampness causing the mold is likely due to a pre-existing issue like a hidden pipe leak, insufficient insulation (a common issue in some older builds here), or compromised waterproofing. Since your children's health is affected, this is a serious habitability concern. You must formally notify your landlord in writing (email is best for a paper trail) and request immediate remediation. They are obligated to address the source of the moisture and arrange for professional mold remediation. Repainting is also their responsibility, but only after the mold has been completely remediated and the moisture source rectified, otherwise it will just come back. Do not attempt to fix this yourself. Disturbing the mold can aerosolize the spores, potentially worsening your kids' respiratory symptoms. This requires professional containment, removal, and antimicrobial treatment. We strongly recommend an independent inspection to document the extent and cause before remediation begins.
