Is my landlord responsible for this mold making my kids cough?« Back to Previous Page

My kids have been coughing and I suspect it’s from a weird black speckled patch I found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it, but I'm worried it's been there longer. The dehumidifier runs constantly but the wall still feels a bit damp to the touch. Is this something I need to fix myself or is the landlord responsible for investigating and treating the mold?

Based on your description, this absolutely requires a professional inspection. The persistent dampness behind the wardrobe, visible black speckling, and correlating health symptoms in children are significant red flags. A dehumidifier cannot address the root cause if there is a moisture intrusion issue within the wall itself, such as a leaking pipe, capillary rise from the slab, or a breach in the external waterproofing.
Under UAE tenancy law, specifically Dubai Law No. 26 of 2007 (as amended), the landlord is fundamentally responsible for maintaining the property's structural integrity and ensuring it is habitable. This includes addressing any underlying issues that cause dampness and mold, such as plumbing leaks or faulty waterproofing. The landlord's obligation is to rectify the source of the moisture. However, the responsibility for reporting the issue in a timely manner falls on you, the tenant. You must formally notify the landlord or property management company in writing about the problem, detailing the visible mold and the suspected moisture source. They are then obligated to investigate and remediate the cause. Crucially, for the health of your family, I strongly advise against attempting to clean this yourself. Disturbing the mold without proper containment can aerosolize the spores, drastically increasing airborne contamination and exacerbating respiratory issues. A certified mold inspection, including moisture mapping and air quality testing, is essential to identify the exact species and the full extent of the problem. This professional report will also serve as vital documentation for your landlord. Please do not delay.
