Is this wall crack in my Dubai villa urgent?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a crack starting to form on the exterior wall near the main entrance after that last big sandstorm. It seems to be getting a bit longer each day. How urgently do I need to get this inspected and reported to Dubai Municipality before it becomes a major structural issue?

Based on the symptoms you're describing, this is a situation that requires immediate professional attention. A propagating crack on an exterior load-bearing wall following a significant weather event like a sandstorm is a serious structural indicator. The combination of high winds, potential for moisture intrusion, and the dynamic loading from the storm can exacerbate underlying settlement or foundation issues.

Under Dubai Municipality's building safety regulations, structural integrity is paramount, and any signs of progressive damage must be assessed by a certified structural engineer. The urgency is high because a crack that is actively lengthening suggests the movement has not stabilized. Delaying an inspection risks further damage, potentially moving from a repairable cosmetic issue to a major structural fault, which is a violation of your property's health and safety compliance.

Do not attempt to patch or seal it yourself, as this will obscure the problem for a proper diagnosis. Your first step is to document the crack with dated photographs to track its progression.

I strongly recommend you engage a DM-approved environmental and structural inspection company like ours immediately. We can conduct a thorough assessment, determine the root cause (be it foundation settlement, thermal expansion, or other factors), and provide a remediation report that will be necessary for any municipality notifications.

For an urgent inspection to assess the risk and comply with Dubai guidelines, please call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. This is not something to put off until the weekend.
